This building consists of 3 stories functioned as office. The unique of this building is using precast system with combination of beam-column frames and bearing wall as a seismic lateral forces. Because the site is located in the soft soil condition which conduct strong earthquake, the connection of the lateral frames must be adequate to resist lateral forces.

Based on ASCE 7-16, the bearing wall system is used as gravity and lateral forces resisting system while beam and column system is resisting gravity load only. The caution of this system is tension action on the foundation below stiff wall. With the condition of soft soil, foundation capacity for the tension is very small and that will be a challenge for engineers.
